Booking and Payment Terms

1. Reservation and deposit

After making a reservation, you will receive a confirmation and invoice by e-mail.

To make the reservation final, a deposit of 50% of the total amount must be paid within 8 hours of booking.

Payment can be made through:

  • iDEAL
  • Credit Card
  • Apple Pay
  • Bank Transfer

If the deposit is not received by the deadline, we reserve the right to cancel the reservation without further notice.

For reservations made within 3 weeks prior to arrival, the full amount must be paid immediately.

Special offers or promotional prices may require payment in full immediately.


2. Residual Payment

The balance of the reservation must be paid no later than 21 days before arrival.

If the balance payment is not received on time, we reserve the right to cancel the reservation. In that case, the cancellation conditions remain in effect.


3. Cancellation Policy

In the event of cancellation by the renter, there will be no refund of amounts already paid.

We therefore strongly recommend purchasing cancellation insurance.

If the tenant terminates the stay early or does not use the accommodation, there is no right to a refund of (part of) the rent.


4. Deposit

A deposit of €150 applies to each reservation.

The deposit must be paid in cash to our on-site representative upon arrival.

The deposit serves as security for:

  • damage to the accommodation
  • inventory damage
  • loss of goods
  • additional cleaning costs if the accommodation is not left properly

The deposit may be increased for stays longer than 4 weeks.

If the deposit is not sufficient to cover damages or expenses, the landlord reserves the right to recover the remaining amount from the tenant.


5. Leaving the accommodation

Upon departure, the accommodation should:

  • be left broom clean
  • be free of waste
  • to be left without dishes

Used linens can be left in a pile in the bedroom.

If the accommodation is not left according to the above guidelines, additional cleaning charges may apply.


6. Electricity consumption

Electricity is charged based on actual consumption.

Tariff: €0.30 per kWh

The meter reading is determined from the electricity meter in the meter box next to the front door.

We advise tenants to take a picture of the meter reading upon arrival and departure.

Electricity charges are paid in cash to our representative upon check-out and may be deducted from the security deposit.

Average electricity consumption without the use of air conditioning or heating is about 10 kWh per day.


7. Mandatory additional costs

  • Final cleaning of apartment: €85 per stay
  • Final cleaning penthouse: €95 per stay
  • Linen package: €20 per person per stay

8. Optional charges

  • Late check-in after 8 p.m.: €30
  • Late check-in after 00:00: €50

9. Liability

The landlord is not liable for:

  • loss, theft or damage to tenant’s personal property
  • accidents in or around the accommodation
  • failures in facilities such as electricity, internet or water that are beyond the landlord’s control
